Cancellation Policy
Deposits will be refunded if reservation is cancelled 30 days or more prior to arrival date. If cancelled within 30 days of arrival date, a cancellation fee equal to one night's lodging and tax and fee will be imposed for all EXCEPT the 3 and 4-BEDROOM TOWNHOMES; Cancellations of a 3 or 4 BEDROOM TOWNHOME less than thirty (30) days prior to arrival results in FULL forfeiture of all monies paid. All Chrstmas/New Years bookings will require FULL payment NOVEMBER 01. Any cancellations after NOVEMBER 01, are subject to full forfeiture. NOTE: THE NEW YEARS BOOKINGS POLICY REQUIRES THE NON-REFUNDABLE BALANCE OF PAYMENT IN FULL ON OR BEFORE NOVEMBER 01, OR AT THE TIME OF BOOKING IF LATER THAN NOVEMBER 01. NO EXCEPTIONS.

EFFECTIVE FEBRUARY 01,2004 a City Room Tax of $1.50 per room night will be collected at check-out. Sorry, no pets. In order to CONFIRM all reservations, a one nights room, and taxes deposit will be charged. NOTE: IF YOU BOOK A THREE(3) or FOUR (4) BEDROOM TOWNHOME, THE FULL AMOUNT IS DUE THIRTY (30) DAYS PRIOR TO ARRIVAL AND WILL BE AUTOMATICALLY CHARGED AT THAT TIME. ***PLEASE NOTE THE NEW YEARS MINIMUM STAY IS SIX (6) nights with arrival 12/26/03 or earlier and departure 1/1/2004 or later AND PAYMENT POLICIES require the non-refundable balance on ALL accommodations to be paid on or before November 01, 2003.
